Main facility equipmentOne boiler, five rooftop units (5–12.5 tons), two split systems, one mini-split system, and four PTAC units; equipment list requires field verification.
MaintenanceAnnual equipment servicing, quarterly filter service and operational inspections, and seasonal boiler startup/shutdown service. Include labor, tools, equipment, and supplies; quote filters and belts separately at cost. Minimum filters: MERV 8 at the main facility and MERV 7 at area offices.
Repair coverage24/7 availability with emergency technician dispatch within four hours; acknowledge routine calls within four hours and schedule within two business days.
PricingProvide an annual main-facility maintenance price, hourly rates for area-office maintenance and repairs, and a round-trip travel rate. Overtime is 1.5 times the regular rate; parts are billed at cost, with no fuel surcharges.
QualificationsVirginia Class A contractor license, licensed Journeyman HVAC technicians, and Master HVAC supervision for on-call repairs. Assigned staff must complete background checks and fingerprinting.
