Service period: October 23, 2026–June 30, 2027, using certified/licensed technicians.
Preventive maintenance: Quote 4 visits each for HVAC equipment, refrigeration equipment, and boiler/hydronic chemical testing, plus 2 boiler maintenance visits. Include inspections, cleaning, adjustments, safety checks, and service reports.
Repair coverage: HVAC, refrigeration, boilers, chillers, hydronic systems, steam heat exchangers, and domestic/heating hot water systems; major repairs require prior approval.
Labor pricing: Provide hourly rates and totals for 100 standard-rate hours and 100 emergency-rate hours for each classification: HVAC technician, boiler technician, chiller technician, and HVAC electrician. Emergency calls require immediate response.
Parts and consumables: Include a not-to-exceed PM allowance, parts markup percentage, and PM labor hours and rates. Keep pricing valid for 60 days.
Site requirements: Routine work occurs Monday–Friday, 8:00 a.m.–4:00 p.m., with facility escorts, background checks, and tool control. BAS work may require coordination with Schneider Electric.
