Service period: One year, expected to begin March 1, 2027.
Quarterly maintenance: Inspect and service heating, cooling, ventilation, electrical components, controls, drains, belts, and safety devices; replace filters with MERV 13 filters and belts as needed. Include labor, travel, materials, and written condition reports.
On-call service: Provide troubleshooting and authorized repairs, with 24/7 dispatch capability, emergency arrival within four hours, and non-emergency response within 24 hours.
Qualifications: Valid Oregon CCB license, appropriately licensed HVAC technicians, and EPA Section 608 certification for refrigerant work.
Pricing: Provide quarterly maintenance, all-inclusive regular-hours troubleshooting including the first two labor hours, and standalone trip fees for each location. Include regular and emergency hourly rates, applicable hours, and parts markup. Do not add a trip fee to troubleshooting calls.
