Equipment: Two York YDT76 chillers rated 198 and 224 tons, one 750-ton BAC cooling tower (moving parts only), five air handlers, seven water pumps, two Data Aire cooling units with associated condensers, a refrigerant monitor, and a backflow preventer.
Maintenance: Monthly inspections and filter service; quarterly Data Aire servicing; seasonal startup and shutdown; annual chiller tube cleaning, oil analysis, and backflow testing. Include labor, materials, tools, filters, belts, lubricants, and refrigerant replenishment up to 10% per unit.
Repairs: Provide estimates before corrective work. Onsite response required within two hours during normal hours and four hours after hours.
Service hours: Scheduled work from 7:30 a.m. to 4:00 p.m. ET; refrigerant handling by EPA-certified technicians.
Site visit: Mandatory October 27, 2026, at 1:00 p.m. ET.
