Rooftop units: Replace RTU-1 and RTU-4, each approximately 15,930 lbs. RTU-1: 33,500 CFM, 1,131.2 MBH cooling, 380 MBH hot-water heating. RTU-4: 27,000 CFM, 1,122.2 MBH cooling, 414.1 MBH hot-water heating. Both: 460 V, 3-phase, 60 Hz; R-454B with factory leak detection and mitigation. Basis of design: Trane SLHRC904.
Makeup air unit: Replace MAU-1 serving atrium smoke evacuation: 4,000 CFM supply/outdoor air, 1.0-inch external static pressure, 300 MBH gas input/243 MBH output, 460 V, 3-phase, 60 Hz; approximately 1,000 lbs. Basis of design: Trane GRAA. Reuse the roof curb with an adapter as needed.
Installation: Include equipment, demolition/disposal, crane/rigging, permits and required FAA approvals, mechanical/electrical connections, ductwork and piping modifications, controls, fire alarm integration, restoration, startup, training, and NEBB- or TABB-certified testing and balancing.
Equipment and integration: Approved manufacturers: Carrier, Innovent, Trane, and York. Integrate with the existing Niagara Tridium BAS through Smart Building Technologies; use Johnson Controls/Simplex for CALT fire alarm integration. Roofing must use Cole Roofing, Ruff Roofers, Citiroof, or Tecta America and preserve the roof warranty.
VAV options: Separately price reheat-coil additions for an estimated 14 VAVs and replacement with reheat-equipped units for an estimated 50 VAVs; quantities are not guaranteed.
Pricing and schedule: Provide separate standard-rate and prevailing-wage pricing, proposed equipment models and lead times, and a two-year parts-and-labor warranty. Site work is tentatively scheduled for May 24, 2027, with substantial completion August 1 and final completion August 15, 2027.
