Base system: Install Mitsubishi/Trane heat pumps with four outdoor units, four ducted air handlers, three wall-mounted units, and three branch boxes; reuse and modify existing ductwork. Include a RenewAire HE1.5 ERV providing 935 CFM supply/900 CFM exhaust, 10 kW preheat, dedicated ventilation ductwork, and controls.
Deduct alternate: Separately price a contractor-designed ductless system replacing the base HVAC and ERV scope, with at least 208,000 BTU/h heating and 193,000 BTU/h cooling, nine independently controlled zones, and laboratory temperature control within ±2°F. Include Rhode Island engineer-stamped design; cold-climate equipment must retain 85% heating capacity at 5°F and operate to −13°F.
Electrical: Include the service upgrade, new main distribution and mechanical panels, utility coordination, feeders, disconnects, and wiring for both options, with 25% spare capacity and six spare mechanical-panel breaker spaces.
Installation: Include permits, piping, condensate drainage, coastal corrosion protection, ferry/barge transport, temporary power and conditioning, commissioning, base-system certified air balancing, and staff training. Maintain facility operations during phased work.
Warranty and schedule: Include two-year workmanship, ten-year compressor, and five-year parts warranties. Provide lead times and a schedule for completion within 12 months of authorization to start.
