What the job is
Acreage and term: 90.92 acres for the 2027–2031 crop years; March 1, 2027 through February 28, 2032.
Crop rotation: Soybeans in 2027, 2029 and 2031; corn in 2028 and 2030. No double cropping.
Cover crops: Required annually on 6 acres, including seed, planting and termination. No termination before March 15 or roller crimping after May 15.
Operating requirements: Lessee must personally farm the land and supply labor, equipment and inputs. No dicamba, neonicotinoid-treated soybean seed or biosolids. No fall tillage without approval or fall nitrogen except for wheat.
Harvest timing: Three designated fields totaling 65.12 acres must be harvested before the North Zone regular Canada goose season begins.
Soil and insurance: Maintain specified soil fertility and fund second-year soil testing. Carry general liability coverage of $1 million per occurrence/$2 million aggregate, auto liability of $1 million and required workers' compensation.
Pricing: Provide annual rent per acre, annual totals and a five-year total, excluding leasehold taxes. Lessee pays leasehold taxes separately and guarantees annual rent through prepayment or an irrevocable letter of credit.
