What the job is
Removal: Demolish and dispose of approximately 11,870 sq. ft. of existing flooring and 5,200 linear ft. of cove base.
New flooring: Supply and install commercial LVP with full-spread adhesive; 4.5 mm nominal thickness, 20 mil wear layer, square edges, and friction-grip backing. Karndean Commercial LooseLay, Tarkett iD Inspiration Loose Lay, Polyflor Simplay, Invictus Maximus/Ultimus, or approved equivalent.
Cove base: Supply and install approximately 5,200 linear ft. of thermoplastic rubber cove base, 4 inches high and 1/8 inch thick, in continuous 120-foot rolls with molded exterior corners.
Preparation and finishing: Include adhesive removal, subfloor leveling and moisture mitigation, carpet-to-LVP transitions, a 300 sq. ft. installation mockup, and final cleanup.
Site visit: Mandatory walkthrough October 23, 2026, at 10:00 a.m.; verify measurements and material quantities.
Scheduling: Anticipated start December 1, 2026; work Monday–Friday, 8:00 a.m.–5:00 p.m., excluding holidays, while maintaining safe access in occupied areas.
Pricing: Itemize LVP materials, rubber base materials, demolition/disposal, and installation. Include all labor, equipment, permits, taxes, fees, applicable prevailing wages, and a separate 10% contingency for unforeseen repair labor.
