Equipment: Two YORK YKDQDSQ4-CKG centrifugal chillers, two YORK VSD 351 KFT-46 drives, two EVAPCO USS19812 cooling towers, and one Liebert system with VS042ASA0E1457S indoor air handler and DCDF308-A outdoor condenser.
Maintenance: Quarterly chiller maintenance; annual full-service maintenance for chillers, cooling towers, and Liebert equipment. Include annual oil and filter changes, condenser tube cleaning, anode replacement, oil/refrigerant/vibration analyses, safety-control calibration, and leak testing with reports.
Additional services: One-time evaporator tube cleaning and eddy current testing; as-needed repairs with a two-hour response requirement. Provide regular and after-hours hourly rates, including travel and dispatch costs.
Parts: Include replacement parts costing up to $500 per repair at no additional charge; larger parts require separate approval. Refrigerant is supplied onsite.
Qualifications: Active C-20 license, EPA 608 Universal certification, documented manufacturer training, YORK Enhanced Access Plus software access or current equivalent, and a lead chiller technician with at least five years of experience. Prevailing wages apply.
Schedule: January 1, 2027–June 30, 2030; routine service Monday–Friday, 8 a.m.–4 p.m. Mandatory walkthrough October 27, 2026, at 10 a.m.
