What the job is
Winter rope replacement: Supply 18 PAWOF3 ropes, each 200 feet long, ½-inch diameter, and 22K strength, for three West Tower elevators. Quote supply and turnkey installation separately; completion is required during the 2026–27 winter break.
Ongoing rope replacement: Quote supply and installation separately for six-rope sets for South and North Tower elevators, with anticipated replacements approximately every 18 months across nine elevators.
On-call repairs: Troubleshooting, controls and drive setup, motors, cables, critical parts, and software upgrades for Torin/Smartrise, Otis, Schindler, and Dover equipment. Provide licensed mechanic straight-time, overtime, and weekend rates, plus the parts markup cap.
Service requirements: At least three years of comparable elevator experience and appropriately licensed, manufacturer-trained personnel. Begin service within three days of a call and complete repairs within two weeks unless otherwise agreed.
Pricing: Include tools, freight, travel, mobilization, and parking, with no minimum charge. Price a three-year term with two one-year renewal options; labor must carry a six-month warranty.
