What the job is
Equipment: 57 units, including traction and hydraulic elevators, 12 LULA elevators, and material lifts.
Term: Three years starting approximately January 1, 2027, with two optional one-year renewals.
Maintenance: Preventive maintenance, cleaning, lubrication, adjustments, covered repairs and replacement parts, and applicable Category 1 and Category 5 testing.
Service intervals: Monthly, every two months, or quarterly by unit, with minimum maintenance time of 0.5–1 hour per scheduled visit.
Callbacks: 24/7 dispatch; include 24-hour callback coverage for designated units. Emergency arrival within 30 minutes during regular hours or one hour after hours; regular callbacks within one hour or three hours, respectively.
Staffing: Directly employed, qualified elevator mechanics; minimum five years of experience with comparable equipment.
Pricing: Monthly pricing by unit, with a combined price for the 12 LULAs; include labor, travel, supplies, and covered parts. Provide regular, overtime, and holiday hourly rates, excluded-parts markup, and prepayment discounts.
