System and qualifications: Tridium Niagara BMS; certified technicians with active C-10/C-20 licensing.
Preventive maintenance: Bi-monthly inspections, sensor/controller/actuator checks and calibration, panel cleaning, software/firmware updates, and energy optimization.
Repairs and upgrades: Hardware/software troubleshooting, OEM or equivalent replacement parts, programming adjustments, integration, and database backups. Quote software update costs separately.
Response and support: 24/7 emergency service within 2 hours; routine service scheduled within 48 hours. Include technical support, staff training, and service reports within 48 hours of each visit.
Pricing: Provide hourly rates for regular hours, weekday overtime, weekends/holidays, and emergencies for each of five years, reflecting prevailing wage requirements. Service term is up to five years.
