Equipment: Two Governair make-up air handler/RTU units: MAU-4 and MAU-6.
Coverage: Full-service monthly, semi-annual, and annual maintenance, including all labor, materials, parts, refrigerant, oils, tools, cranes, and travel.
Repairs: Corrective maintenance for compressors, coils, fans, controls, gas train, burners, sensors, VFDs, refrigerant leaks, electrical/mechanical components, and related parts.
Response: 24/7 emergency phone service, emergency call answer within 30 minutes, service response within 2 hours, and non-emergency response within 24 hours.
Requirements: OEM parts unless approved otherwise; proper refrigerant handling/disposal; qualified HVAC technicians with applicable WV licenses.
Reporting: Monthly maintenance logs, corrective maintenance logs, updated wiring diagrams, and quarterly/annual service summaries.
