What the job is
Appraisals: Acquisition, narrative including Yellow Book, furniture/fixtures/equipment, appraisal reviews and updates, sign/billboard estimates, parking studies, and expert court testimony; appropriately licensed appraisers required.
Acquisition and relocation: Property acquisition negotiations, administrative reports, residential and nonresidential relocation assistance, personal property moves, and temporary displacement.
Title examinations: Current-owner and full title reports covering at least 60 years, certified by staff counsel or a licensed title insurance agent, plus updates.
Utilities: Field inspection confirmation, relocation plan and estimate reviews, coordination, and construction inspections for aerial and underground facilities serving primary and joint-use providers.
Property and project management: Secure acquired structures, coordinate utility disconnections, document property conditions, and oversee assigned services.
Term and pricing: Two-year initial term with three optional two-year renewals; assignments issued as needed with no guaranteed volume. Provide flat rates by service and hourly rates for court testimony and outlier services; exclude travel expenses, which are generally not reimbursable.
