What the job is
Scope: Installation, replacement, repair, and preventive maintenance of HVAC equipment, boilers, water heaters, ductwork, piping, pumps, and controls.
Pricing: Provide all-inclusive straight-time and overtime hourly rates for HVAC supervisors, HVAC installers, sheet metal workers, and plumbing installers, plus a fixed markup percentage on parts and materials at actual cost. Rates must include subcontractor costs and remain firm for one year.
Hours: Straight time is Monday–Friday, 8 AM–5 PM; overtime applies after 5 PM on weekdays, weekends, and holidays.
Response times: Within four hours for non-emergency calls; within two hours for weekday emergencies and four hours for weekend or holiday emergencies.
Qualifications: Active Virginia Class A license covering HVAC and plumbing, variable refrigerant system experience, and a staffed, certified service department.
Included support: Labor, materials, equipment, permits, inspections, and roofing, structural engineering, crane, and rigging services as needed.
Warranty: One year inclusive coverage and at least five years for unit compressors.
