Lease term: January 1, 2027–December 31, 2029, with three optional one-year renewals by mutual agreement.
Permitted use: Crop farming only; no livestock or subletting.
Farming plan: Include proposed crops, harvesting methods, fertilizers, chemicals, pesticides, and any biosolids for approval.
Land maintenance: Implement an approved erosion-control plan and maintain the property, including roadside and ditch weed and litter control, at your expense.
Water protection: Protect the water supply and maintain an undisturbed buffer at least 20 feet in diameter around each pumping and monitoring well pipe.
Insurance: General liability of $1 million per occurrence/$2 million aggregate, automobile liability of $1 million for personal injury and property damage per occurrence, and applicable workers’ compensation with $100,000 employer’s liability.
Pricing: Provide your proposed lease payment per acre; payment is due at the start of the lease term.
