Assessment: Survey selected roofs and exterior façades, document existing conditions in a database, and develop a coordinated program of requirements.
Design: Prepare roof replacement drawings and specifications, with storefront replacement, security fencing, and façade repairs as funding allows. Include cost estimating and scheduling.
Team: Architecture lead with engineering, mechanical, structural, roofing, and hazardous materials consultants as needed.
Support: Provide bidding support, construction administration, and closeout, including at least 8 on-site hours weekly during construction, excluding travel, with meetings and written field reports.
Site and schedule: Occupied, secured correctional facility requiring phased work and controlled access. Services anticipated February 2027–February 2028; construction July–December 2027. Estimated construction budget: $5 million.
