Facility: Up to 24 residential units, schooling and activity spaces, and a recreation area designed for youth with intellectual and developmental disabilities.
Scope: Programming, evaluation of two potential campus sites, schematic design through construction documents, cost estimating, BIM coordination, bidding support, construction administration, and closeout.
Disciplines: Architecture; civil, structural, mechanical, electrical, plumbing, and fire protection engineering; landscape architecture; housing/facility planning; geotechnical services; and neurodiversity design.
Construction oversight: At least 10 on-site hours weekly, excluding travel, including progress meetings and written field reports; construction manager at risk delivery on an occupied campus.
Budget and schedule: $26 million construction budget. Design services begin January 2027; construction runs November 2027–November 2028, with professional services completed April 2029.
