Size: At least 8 buildings totaling approximately 300,000 square feet of roofing; approximately 230,000 square feet excluding the Programs Building and Frasier Health Center.
Roof scope: Design metal roof replacement/recoating for A Dorm, B Dorm, OPI Print Shop, Multipurpose Building, and TPU Building; flat roof replacement for B Building; and evaluate life extension versus replacement for the Programs Building and Frasier Health Center. Evaluate insulated metal panels with batt insulation removal.
Professional services: Field assessments, program development, hazardous material survey, design through construction documents, cost estimates, bidding support, construction administration, and closeout. Lead architect or engineer must be licensed in Ohio.
Site oversight: Minimum 8 on-site hours weekly during construction, excluding travel, including progress meetings and written field reports at an occupied correctional facility.
Budget and schedule: $5.1 million construction budget; professional services anticipated January 2027–December 2028, with construction September 2027–November 2028.
