Acreage and pricing: Quote annual rent per acre and annual totals for 537.33 acres in 2027, 533.03 in 2028, 527.43 in 2029, 531.73 in 2030, and 537.33 in 2031.
Crop plan: Follow designated corn/soybean rotations and idle acreage; double cropping prohibited. Establish and terminate cover crops on 274.10–279.70 acres annually, supplying seed and labor. No termination before March 15 or roller crimping after May 15.
Operating requirements: Supply labor, machinery, seed, fertilizer, and insurance; maintain soil fertility, 33-foot field borders, 66-foot wildlife corridors, firebreaks, and equipment access.
Restrictions: No dicamba, neonicotinoid-treated soybean seed, or biosolids. Operator must personally farm the land; limited exceptions apply for cover crop work and baling.
Costs: Operator pays leasehold taxes separately from rent and guarantees rent and tax payments. Required insurance includes $1 million liability per occurrence, $2 million aggregate, $1 million auto liability, and workers’ compensation.
