What the job is
Mold remediation: Treat affected kitchen, living room, and hallway areas per the assessment report and IICRC S520; include containment, moisture-source repairs, restoration, and clearance verification.
Windows and door: Replace 13 windows and 1 exterior door with white impact-resistant units; include approved glazing, new pressure-treated bucks, window-bar removal, and a flush door threshold.
Gutters and exterior repairs: Replace gutters and downspouts with seamless aluminum; partially repair the wood canopy with pressure-treated lumber, install wood soffit, and prime and paint. Pressure-clean both metal porch structures.
Painting and drywall: Exterior preparation, primer, and two coats of Sherwin-Williams Duration Exterior; selected interior painting with Emerald Interior. Remove approximately 657 SF of popcorn ceiling, repair 110 SF of kitchen ceiling and 40 SF of drywall.
Kitchen: Maintain existing layout; install wood cabinets with soft-close hardware, quartz countertops, backsplash, 24" × 18" undermount stainless sink, and Delta pull-down faucet. Include stainless LG range, microwave, LHFS28XBS refrigerator, and LDFC2423V/W dishwasher; repair rodent-damaged wiring and required GFCI/AFCI protection.
Bathroom: Full renovation with toilet/sink relocation, widened opening and 30-inch door, accessible low-threshold bathing area with seating and grab bars, 36-inch vanity, new fixtures, exhaust fan, and electrical updates. Include full-height shower tile, perimeter wall tile to 5 feet, floor tile, and 64 SF of drywall.
Flooring and demolition: Repair approximately 16 SF of hallway tile and 30 LF of baseboards; demolish the 11'6" × 10' rear storage building, haul debris, and grade the area.
Quote requirements: Include labor, materials, permits, required signed and sealed kitchen/bathroom plans, and cleanup. Verify field measurements and allow for substantial completion within 60 calendar days of authorization to begin.
