Cleaning and masonry: Wash building exteriors, sidewalks and canopies; remove mold and mildew; repair damaged mortar and apply breathable sealer to masonry and precast surfaces.
Painting and staining: Prep and repaint exposed steel, columns, exterior stairs, roof access ladder/cage and front handrails. Clean wood posts, panels and benches; apply three coats of opaque stain and a seal coat.
Windows and doors: Prep and repaint metal frames at 18 windows and 4 door openings; remove existing perimeter sealant and reseal with Dow 795 or approved equal, using backer rod where needed.
New ramp handrails: Provide 1½-inch-diameter painted steel or aluminum rails, 36 inches high with midrails at 18 inches, posts no more than 5 feet apart, and 12-inch end extensions returned to the ground. Field verify dimensions and provide shop drawings.
Fans, lighting and signage: Install two Honeywell 60-inch waterproof exterior ceiling fans in bronze, without light kits; three Lithonia 10-inch square dark-bronze LED canopy lights on a photocell; two Lithonia WMC1 4-inch LED cylinder downlight wall sconces with dusk-to-dawn photocells and 75-degree beams; and 12-inch backlit aluminum Arial lettering.
