What the job is
Preparation and coatings: Pressure washing, sanding, patching, caulking, and texture repairs; rust inhibitor on exterior metal; two coats of primer and two coats of commercial-grade paint. Include furniture moving, surface protection, and cleanup.
Paradise Valley repairs: Install, finish, and texture approximately 200 sq. ft. of drywall; replace up to 10 studs, two 4-inch recessed LED fixtures, and three outlets. Add fire extinguisher markings and lettering.
Indio repairs: Replace approximately 65 linear feet of rain gutters and paint approximately 100 linear feet of yellow loading-dock stripe.
Schedule and warranty: Estimated service period November 23, 2026–November 22, 2027; Monday–Friday, 7:00 a.m.–3:30 p.m. Painting requires a 24-month workmanship warranty.
Pricing: Provide a separate lump sum for each site, including labor, materials, equipment, travel, and disposal, plus an hourly rate for unforeseen work based on an estimated 300 hours.
Requirements: Class B and C33 licenses; all work performed by your own employees. Include prevailing wages if the total exceeds $15,000 and a 100% payment bond if it exceeds $25,000.
