Scope: Painting, drywall repair, tape and bedding, texture matching, and wall covering repair or replacement. Include labor, supplies, equipment, cleanup, and disposal. Lead paint abatement is excluded.
Finishes: One coat of primer and two finish coats; semi-gloss latex for interior drywall, acrylic flat latex for exterior masonry and wood, and DTM acrylic semi-gloss for metal. Drywall finishing must meet Level 4, or Level 5 for eggshell or higher sheen and critical lighting.
Pricing: Provide hourly rates for painting, tape and bedding, texture, and wall coverings, with separate standard, weekday/Saturday overtime, and Sunday/holiday rates. Include materials cost-plus markup and any call-out charge; no travel charges.
Schedule and term: One year with four automatic annual renewals; no guaranteed volume. Standard hours are Monday–Friday, 8 a.m.–5 p.m., with after-hours and emergency work required. Individual projects will not exceed $49,999.
Qualifications and warranty: Approximately three years of commercial painting experience and a minimum one-year warranty on labor and materials.
