What the job is
Equipment: Nine passenger elevators: two Otis hydroelectric units serving four floors at Madison; three Otis overhead traction units serving nine floors at Jackson; and four US Elevator overhead traction units at Lakeside, with twelve floors and two underground parking levels.
Assessment and planning: Inspect each site and provide condition reports, repair recommendations, remaining useful life, equipment reuse options, modernization budgets, and schedules.
Design documents: Prepare code-compliant modernization specifications in CSI MasterFormat within six weeks of assessment report submission.
Project support: Include technical bid reviews, shop drawing and submittal reviews, RFI and change-order evaluations, and site inspections at 50% completion and final punch list for each location.
Warranty: Review operating and warranty documents and inspect each site at six months and warranty completion.
Qualifications: Minimum five years of comparable consulting experience and current NAESA International QEI certification for staff performing direct work. Direct services must be performed by your employees.
Pricing: Provide an all-inclusive quote by phase, including travel, for a three-year service term.
