What the job is
Layout: Two office groups: 1,500–2,000 square feet with 4–5 secure offices, and 4,500–5,000 square feet with 10–12 secure offices. Each needs approximately 300 square feet of secure storage and secure mail access. Lobby, break room, and conference space for approximately 10 people may be shared.
Access and parking: Accessible offices, parking, and sidewalks; no below-grade entry or office space. Include employee and visitor parking plus two reserved spaces available 24/7, secure front and rear exits, and restrooms.
Building and connectivity: Asbestos-free or abated space with adequate HVAC, office lighting, Cat 6e or better computer/telephone wiring terminated at a patch panel, a cooled telecom room, and a dedicated server circuit.
Included costs: Quote annual rent including utilities except phone and internet, janitorial services and supplies, maintenance, snow and ice removal, and seasonal grounds care.
