What the job is
Development analysis: Identify development and investment opportunities; provide market research, feasibility studies, cash flow analysis, and partnership comparisons.
Partner selection: Develop requests for development partners and evaluate financial benefits, ownership options, fees, rent structures, operating costs, and risks.
Transaction support: Recommend ownership and financing models and assist with negotiations and partnership agreements. Construction owner’s representative services are optional.
Experience: Firm or principal must have at least five years of real estate market analysis or consulting experience, with higher education development expertise.
Pricing: Provide hourly rates by staff level and an allocation totaling 460 hours for pricing comparison; actual workload is not guaranteed. Rates must remain firm for three years and include travel expenses. Fixed assignment fees and commission pricing are not accepted.
