Assessment: Evaluate each building separately, including the laboratory skywalk, with field investigations, certified airflow testing, load calculations, and separate Basis of Design reports.
Design: Prepare 30%, 60%, 90%, and final signed and sealed HVAC replacement documents, cost estimates, and permit packages. Include related electrical, structural, architectural, utility, and Honeywell Tridium Niagara BAS modifications.
Operational continuity: Develop construction phasing, temporary HVAC, and outage plans to maintain continuous BSL-2 laboratory operations and protect sensitive equipment.
Support: Include project management, bid support, construction engineering support, record drawings, O&M manuals, and HVAC/BAS staff training.
Commissioning: Include a $50,000 allowance and a currently certified HVAC commissioning lead.
Schedule and qualifications: Work under a Wisconsin-registered Professional Engineer; anticipated start February 8, 2027, with design completed within 12 months.
