What the job is
Perimeter lighting: Install 8 adjustable second-floor LED floodlights, 50–80W, 7,500–12,000 lumens; RAB X17FA60W or approved equal.
Entrance lighting: Install 2 entrance/awning fixtures, 15–40W, 2,000–5,500 lumens; RAB X17FA35W, RAB WPT, or approved equal. Quote a unit price for up to 2 additional fixtures.
Fixture requirements: 120–277V, minimum 80 CRI, 4000K setting, appropriate wet/damp-location rating, and minimum 5-year manufacturer warranty. Perimeter fixtures must be IP65 or better.
Installation: Include field verification, labor, materials, wiring, circuits as needed, grounding, secure masonry mounting, weather sealing, permits, and inspections by a licensed electrical contractor.
Controls and testing: Automatic dusk-to-dawn operation with manual override or test function; include nighttime testing and final aiming to minimize glare and light trespass.
Pricing: Separate installed prices for perimeter and entrance fixtures, identify circuit allowances or separate costs, and separately price required lift/scaffold access with equipment and duration.
