What the job is
Scope: Five-year service arrangement covering inspections, preventive maintenance, repairs, installation, replacement, and modernization.
Equipment: Sliding, swinging, and bi-fold gates, hydraulic systems, operators, and vehicle barriers; brands include Wallace, Hy-Security, and LiftMaster.
Maintenance: Develop an annual service schedule; test, clean, lubricate, and adjust mechanical, electrical, and safety components. Routine hours are Monday–Friday, 7 a.m.–5 p.m.
Response: Onsite emergency response within two hours, 24/7/365; routine response within four hours during normal working hours. Complete repairs within two business days or an agreed timeframe.
Qualifications: Minimum five years of company experience, Virginia contractor license with Electrical (ELE) specialty, and trained, certified technicians proficient with Wallace gates. Aluminum welders must be certified with five years of continuous experience.
Pricing: Include preventive maintenance pricing, regular and after-hours labor rates, and markups for parts, equipment rentals, and specialized services. Include all labor, tools, materials, transportation, permits, and a minimum one-year repair warranty.
