Scope: Finance, design, permit, build, equip, staff, and operate one or more concession packages.
Dining package: Five food and beverage concepts totaling approximately 10,325 sq. ft., plus a 7,500 sq. ft. central dining hall; minimum initial investment of $7.5 million.
Retail and café package: Four marketplace/travel essentials stores and two cafés totaling approximately 6,921 sq. ft.; minimum initial investment of $4.5 million. Includes purchase-before-departure/pickup-upon-return service.
National-brand restaurant: A 1,620 sq. ft. burger and breakfast restaurant operated by a qualified small business with a national brand sponsor and lease guarantee; minimum initial investment of $1.5 million. Proposed annual minimum rent of $530,000–$850,000 and percentage rent of 16%–22.5% of gross sales.
Term and capital: 15-year leases, with two required capital refreshes, each at least 10% of eligible initial investment. Please identify your package, development budget, and proposed rent terms.
Schedule and operations: Phased turnover begins July 2027; temporary cafés must open July 1, 2027. Daily operations required, with the national-brand restaurant open 4:00 a.m.–midnight.
Qualifications: At least five years of relevant operating experience, committed financing, and capacity to develop and operate facilities in an active airport.
