What the job is
Elevator: One Dover passenger elevator, 5,500 lb capacity, 100 fpm, four front stops, approximately 45 ft travel.
Modernization: Replace controller, power unit, car and hall doors, entrance hardware, door operator, slide guides, wiring, and signal fixtures; install 3D door protection and code-compliant two-way communication.
Features: Non-proprietary equipment, firefighter service, battery standby, independent service, and card reader provisions. Reuse cab interior, entrances, jack, and buffers; repack jack packing.
Turnkey work: Include engineering, labor, equipment, subcontractor work, electrical and machine room upgrades, patching, painting, permits, inspections, and full-load testing per HCS specifications.
Disposal: Include proper removal and disposal of approximately 300 gallons of non-PCB oil, six fluorescent bulbs, and three PCB ballasts.
Schedule and warranty: Substantial completion by March 12, 2027; include one year of warranty maintenance and weekday daytime callback service.
