What the job is
Facility: 144,500 square feet, including a 20,000-square-foot exhibit hall, 17,000-square-foot ballroom, approximately 10,000 square feet of meeting space, rooftop terrace, pre-function areas, and full-service kitchen.
Operations: Staffing and on-site management, custodial services, groundskeeping, maintenance and repairs, security, event setup and teardown, and event support.
Business management: Booking, scheduling, marketing, sponsorships, accounting, purchasing, HR, monthly reporting, annual budgets, and annual independent financial audits.
Pricing: Provide annual base and incentive fees, a first-year operating budget, and a three-year operating forecast. If offering catering and concessions, provide separate pricing with and without food service.
Timing: Anticipated start in January 2028 for an expected 10-year term, with termination permitted after the third full year.
Insurance: $5 million general liability coverage, statutory workers’ compensation, and replacement-value property insurance with business interruption coverage.
