Planning: Feasibility and site assessments, programming, master planning, stakeholder engagement, and multiple conceptual alternatives addressing parking, circulation, outdoor amenities, and phased expansion.
Design: Architectural and engineering services through schematic design, design development, construction documents, cost estimating, and permitting; incorporate culturally responsive, trauma-informed, sustainable, and accessible design.
Construction support: Bid support, construction administration, site inspections, RFI and change order review, and closeout documentation.
Fee proposal: Include firm and major consultant hourly rates, overhead, reimbursable expenses, and a preliminary, nonbinding not-to-exceed total fee range.
