What the job is
Scope: Preventive maintenance, testing, diagnostics, repairs, and replacement of HVAC equipment, boilers, chillers, pumps, cooling towers, and building automation controls, including associated piping and electrical work.
Scheduled service: Annual boiler maintenance in October; chiller startup in April and maintenance in August; twice-yearly ice machine maintenance at Columbus sites; chiller eddy current testing as scheduled. Include required parts, labor, materials, and inspection reports.
Emergency coverage: 24/7/365 dispatch with response within four hours.
Qualifications: Ohio HVAC contractor license, appropriately certified technicians, at least five years of HVAC service experience, and experience servicing occupied high-rise buildings.
Pricing: Quote Columbus and Cleveland separately, with fixed maintenance prices, testing costs, hourly rates for regular, after-hours, and emergency/holiday work, one trip charge per service call, and parts markup. Include travel costs and applicable prevailing wages.
Mandatory site visits: Columbus: October 7, 2026, at 8:00 a.m. for 77 S. High St. and 30 E. Broad St.; October 9 at 8:00 a.m. for 25 S. Front St., 10:45 a.m. for the North High/Chestnut complex, 1:30 p.m. for North Parkview St., and 3:15 p.m. for Surface Rd. Cleveland: October 13 at 10:30 a.m. Attendance is required at all sites in the region quoted. All times are Eastern.
Service term: From start of service through November 30, 2029.
