What the job is
Equipment: Heating and cooling units, air handlers, boilers, chillers, cooling towers, pumps, exhaust fans, VAV/VRF systems, VFDs, and building controls; refrigeration equipment may also require service.
Maintenance: Quarterly preventive maintenance and MERV 10 filter changes, annual system inspections and coil cleaning, seasonal startup checks, annual chilled-water testing, and semiannual boiler testing. Filters and belts are supplied.
Repair coverage: Include labor, refrigerant, lubricants, parts, tools, and vehicles needed for covered maintenance and repairs.
Staffing: At least four full-time journeyman mechanical personnel, including two master-level service technicians, under a licensed HVAC mechanic's direction. Personnel must pass background checks.
Service response: Weekday coverage from 6:00 a.m. to 11:00 p.m., plus 24-hour emergency service on weekends and holidays. Emergency callback within 30 minutes and on-site response within two hours; routine requests completed within one working day.
Pricing: Provide monthly maintenance pricing plus diagnostic, mechanical, engineering, travel, and after-hours rates. Identify equipment or service exclusions.
