What the job is
Capacity: Housing for 18–36 students plus one visiting instructor/staff member in complete apartments, preferably grouped in one complex or contiguous buildings.
Lease term: January 1–December 31, 2027, with two optional one-year renewals preferred.
Bedrooms: Maximum two residents per bedroom; minimum 180 square feet for double occupancy. Include a twin bed, desk, chair, dresser, and closet or wardrobe per resident, plus lockable bedroom doors.
Bathrooms and kitchens: At least one bathroom per two residents; kitchenettes serving no more than four students preferred.
Common space: On-site meeting space for approximately 30 people, available with one week's notice at no additional charge.
Services: Include utilities, high-speed internet for each resident, common-area cable TV, maintenance, pest control, groundskeeping, common-area cleaning, weekly bathroom cleaning, and 24/7 emergency maintenance availability.
Safety and parking: Sprinklers, audible and visual fire alarms, accessible units, and code-compliant facilities required. Describe controlled access, on-site security, and available resident and visitor parking.
Pricing: Provide an all-inclusive monthly rate per student bed, renewal rates, property address, and floor plans. Include parking and all associated fees.
