What the job is
Coverage: Administration and Laboratory Wing, Motor Pool, and Greenhouse totaling 177,811 sq. ft.; all installed HVAC and automatic temperature control systems.
Equipment: Chillers, boilers, cooling towers, air handlers, fans, pumps, compressors, split systems, and associated controls.
Maintenance: Manufacturer-recommended inspections, cleaning, lubrication, adjustments, calibration, and replacement of routine consumables; include all preventive maintenance labor and parts.
Repairs and emergencies: Include minor repair and emergency coverage up to $500 each for labor and parts per incident. Provide 24/7 emergency service with a two-hour on-site response and permanent repairs within five working days if temporary restoration is used.
Term and pricing: February 1, 2027–January 31, 2030, plus two one-year options. Provide monthly pricing for each term and fully burdened hourly rates for mechanics, helpers, overtime/Saturdays, Sundays/holidays, and emergency services.
