HVAC: Install two independent, AHRI-matched 9,000 BTU/h ductless systems: a living room heat pump and an upstairs bedroom cooling-only unit. Include wired controls, precast pads, and covered line sets; reroute line sets for two existing outdoor units. Test and report on the boiler/hydronic system, remove approximately 40 linear feet of living room radiators, and remove the propane tank and range piping.
Waterproofing: Install approximately 65 linear feet of interior basement drainage with wall vapor barrier, sump discharge, concrete restoration, and backup operation during power outages.
Interior: Replace basement stairs and railings; install approximately 324 square feet of R-23 mineral wool insulation; replace eight ceiling tiles and repair molding; restore the kitchen landing door; replace the sink cabinet bottom; supply and install a 30-inch electric range.
Exterior: Apply approximately 226 square feet of three-coat chimney stucco, replace four bricks, and install two custom 20-ounce copper chimney crowns. Replace approximately four slate shingles; repair the brick stoop, screen door, and historic basement door with mortise lockset. Replace shed roofing and repair approximately five square feet of damaged sheathing.
Garage fire alarm: Install a standalone control panel with cellular communicator, two hardwired heat detectors, and exterior bell, including signal survey, programming, testing, and certification.
Execution: Include all labor, materials, equipment, and disposal; verify dimensions onsite. Complete within 90 calendar days and provide a two-year workmanship warranty.
