What the job is
Scope: Renovations and new construction, including demolition, rough and finish carpentry, masonry, drywall and taping, partitions, painting, suspended ceilings, doors, trim, counters, and cabinetry. Include tools, equipment, supplies, and debris removal.
Term and pricing: Up to 24 months. Quote fully loaded hourly rates for a journeyman carpenter and helper/laborer using estimated quantities of 360 and 300 hours, respectively; quantities are not guaranteed. Include a materials/equipment markup of no more than 10% on an estimated $10,000 allowance. Include travel and overhead in labor rates; exclude sales tax.
Schedule: Normal hours are Monday–Friday, 7:30 a.m.–4:00 p.m. Provide estimates within three working days, start routine projects within five working days of authorization, and respond to emergencies within four hours.
Qualifications: At least five years in commercial business, current Maryland business and MHIC licenses, and three commercial carpentry references from the past 24 months.
Insurance and warranty: General liability coverage of $1 million per occurrence/$3 million aggregate, workers' compensation coverage of at least $1 million per occurrence, and a minimum one-year workmanship and materials warranty.
