Design scopeAssess existing conditions and design replacement of ballasted roofing with fully adhered EPDM, including insulation, flashing, metal trim, gutters and downspouts.
ServicesInclude field verification, drawings, specifications, cost estimates, code review, bidding assistance, construction administration and closeout. Iowa-licensed design professionals and $2 million professional liability coverage are required.
Site visitsInclude required meetings, at least three construction observation visits, punch list and warranty review.
ScheduleFinal construction documents due March 17, 2027; construction anticipated May–August 2027.
PricingProvide a lump sum inclusive of reimbursables, broken out by design development, construction documents, bidding assistance and construction phase, plus hourly rates and a unit price per construction inspection visit.
