Acreage and term: 89.80 acres across eight fields for the 2027–2031 crop years; lease runs March 1, 2027 through February 28, 2032, subject to execution.
Crop rotation: Corn and soybeans under a prescribed field rotation: 64.70 acres corn and 25.10 acres soybeans in 2027, reversing annually. No double cropping.
Cover crops: Provide seed, planting and termination for 40 acres annually using approved species. No termination before March 15 or roller crimping after May 15.
Operating requirements: Supply all labor, equipment and inputs and personally farm the land. No dicamba, neonicotinoid-treated soybean seed or biosolids. Maintain required soil fertility and provide second-year soil testing.
Costs and insurance: Tenant pays annual rent and leasehold taxes. Required insurance includes $1 million liability per occurrence/$2 million aggregate, $1 million auto liability and workers' compensation.
