What the job is
Term: March 1, 2027, or final signing, whichever is later, through February 28, 2032.
Pricing: Quote annual rent per acre and yearly totals for 658.10 acres in 2027, 642.50 in 2028, 637.50 in 2029, 653.10 in 2030, and 658.10 in 2031. Exclude taxes from rent; the lessee pays leasehold taxes separately.
Farming: Follow the prescribed corn, soybean, wheat, and legume rotation, including designated idle fields. Provide all labor, equipment, seed, fertilizer, and insurance. Personal farming is required, with limited exceptions for cover crops and baling.
Cover crops: Provide seed, planting, and termination for 318.10–342.30 acres annually. No termination before March 15 or roller crimping after May 15.
Restrictions and maintenance: No double cropping, dicamba, neonicotinoid-treated soybean seed, or biosolids. Maintain 33-foot field borders, 66-foot wildlife corridors, firebreaks, and equipment access; meet soil fertility and testing requirements.
Insurance: General liability of $1 million per occurrence/$2 million aggregate, auto liability of $1 million per occurrence, and required workers' compensation.
