Acreage and pricing: Quote annual rent per acre and yearly totals for 83.30 acres in 2027, 90.20 in 2028, 97.34 in 2029, 93.10 in 2030, and 93.64 in 2031.
Cropping: Follow the prescribed corn, soybean, wheat, sunflower, millet, and cover crop rotation across 120.34 total managed acres, including wildlife plantings.
Inputs: Supply labor, machinery, seed, fertilizer, weed and pest control, and cover crop planting and termination. Maintain soil fertility and provide soil testing in the second lease year.
Restrictions: Personally farm the land; subcontracting is limited to permitted cover crop and baling activities. No dicamba, neonicotinoid-treated soybean seed, or biosolids.
Costs and insurance: Pay leasehold taxes separately from rent and guarantee annual rent and taxes. Carry general liability coverage of $1 million per occurrence/$2 million aggregate, auto liability of $1 million, and required workers' compensation.
