Service period: 12 months, with two optional one-year renewals.
Routine maintenance: Weekly mowing April–October, approximately 40 visits; edging, trimming, weed control, and litter removal. Keep grass at or below 4 inches and clear paved surfaces of debris.
Pruning: Shrubs as needed and annual tree pruning below 15 feet. Keep parking spaces, lights, and cameras clear; exclude trees under utility lines and trim crepe myrtles only for visibility or walkway clearance.
Weed and pest control: Five turf applications, monthly mosquito control during the growing season, and fire ant control as needed year-round. Quote additional turf insecticide or fungicide treatments separately.
Landscape beds: Maintain pine straw and mulch, with annual replacement where specified and replenishment as needed.
Seasonal cleanup: Approximately nine winter visits November–March and six leaf cleanup visits during November–December.
Special areas: Maintain retention ponds at 1387 Industrial Blvd N, gate and generator areas at 1389 Industrial Blvd N, and designated rights-of-way.
