What the job is
Buildings: Paint existing painted masonry/stucco office walls and coated exterior metal surfaces of the maintenance garage and wash bay.
Other surfaces: Include personnel doors and frames, garage door frames and trim, awnings and supports, fascia, gutters, downspouts, railings, bollards, and miscellaneous painted exterior metal. Exclude overhead door panels unless directed otherwise.
Preparation: Clean, pressure wash as appropriate, scrape, sand, patch, replace failed sealant, remove rust, and prime as needed; use rust-inhibitive primer on bare or rusted steel.
Coatings: Use owner-approved commercial-grade exterior products and colors, with at least two finish coats unless the manufacturer specifies otherwise, ensuring uniform coverage.
Execution: Supply all labor, materials, and equipment; protect adjacent surfaces and vehicles, maintain operations and accessible routes, and clean up daily.
Warranty: Provide a minimum one-year written workmanship warranty.
