Roof replacement: Remove existing composition roofing and install new cool-roof composition shingles with underlayment, flashing, drip edge, and required roof metals. Repair visible dry rot identified during the site visit.
Gutters: Install 5-inch seamless gutters serving all roof areas, properly sloped and connected to downspouts. Homeowner to approve roofing and gutter colors.
Water heater: Replace the existing unit with one new 40-gallon gas water heater, including water and gas connections, venting, seismic restraints, relief valve and discharge piping, and operational testing.
Quote requirements: Verify measurements and roof decking condition; include itemized pricing for labor, materials, equipment, permits, protection, cleanup, and disposal. Concealed damage requires an approved change order. A current California Class B general contractor license is required.
