Maintenance: Coordinate scheduled and reactive service for HVAC, generator, fire protection, backflow preventers, emergency lighting, a 70-foot motorized hangar door, radiant-floor heating, and an oil-water separator.
Site services: Coordinate custodial, landscaping, irrigation, refuse/recycling, pest control, and snow and ice removal within hours of accumulation. Work must accommodate sleeping crews and unscheduled flight launches.
EV charging: Administer four Siemens VersiCharge 48A Level 2 chargers, including access, payment coordination, maintenance, and reconciliation.
Pricing: Provide an all-inclusive monthly management fee and building engineer regular/overtime rates, minimum call-outs, and travel charges. No markup on routine subcontractor services; include applicable prevailing wages.
