What the job is
Demolition: Remove designated walls, doors, flooring, ceiling grid, insulation and lighting; retain identified hardware and fixtures for reuse.
Walls and doors: Install insulated metal-stud partitions to roof deck with 5/8-inch Type X drywall on both sides; four 3-foot by 7-foot full-lite solid-core wood doors with hollow-metal frames; repair damaged finishes and install 6-inch vinyl cove base.
Flooring: Polish approximately 974 square feet of concrete to Level 2 satin finish with Class B salt-and-pepper exposure, densifier and anti-slip treatment. Include a mockup and protect floors during construction.
Ceiling: Install new white 15/16-inch suspension grid and 24-by-24-inch Armstrong Ultima High NRC BP1940 tiles or approved equal.
HVAC and electrical: Modify supplies, returns and insulated ductwork; include third-party NEBB-certified balancing of AHU-3. Install LED panels, dimming controls, outlets and data conduit; relocate designated alarms. Data cabling is excluded.
Site requirements: Occupied facility; include HEPA dust control, HVAC protection, debris disposal and a portable restroom. Loud or odorous work requires nights or weekends. Lead paint is presumed present; related work requires certified personnel.
Schedule: Start on or after November 6, 2026, subject to permit issuance; substantial completion by January 8, 2027, and final completion by January 15, 2027.
