Painting: Remove wallpaper and adhesive throughout; repair, prime, and apply two finish coats to walls, trim, and ceilings. Use Sherwin-Williams Duration Home semi-gloss on walls and trim and white matte/flat ceiling paint. Remove the living room mirror and replace basement bedroom paneling with finished, painted drywall.
Carpet: Replace carpet and pad in upstairs living room and bedrooms and basement living room and bedroom; provide 35–45 oz nylon carpet with a minimum 10-year wear/stain warranty, 7/16-inch 6–8 lb moisture-barrier rebond pad, and transitions.
Flooring: Remove existing flooring, prepare subfloors, and install Armstrong Imperial Texture 51830 Cottage Tan vinyl composition tile, 12 x 12 inches and 1/8 inch thick, in the upstairs bedroom hallway, dining area, kitchen, breakfast nook, and laundry room; include base where needed.
Other repairs: Bring stair handrails and guards up to current code; install two upstairs living room ceiling lights with boxes, wiring, switch, and finish repairs. Strip and sand kitchen cabinets and pony wall; apply darker water-based stain and at least three satin water-based polyurethane coats with an owner-approved sample.
Bathroom: Replace the upstairs tub and shower with a tub/shower combination, including plumbing, pressure-balancing valve, waterproofing, and tile surround; install matching flooring and base, replace vanity countertop, reconnect sink/faucet, and restore affected finishes and accessories.
Schedule: Complete work in the occupied facility within 30 calendar days after authorization to start; work Monday–Friday, 8 a.m.–6 p.m. Include permits, daily cleanup, and a two-year workmanship warranty.
